1. AGE RESTRICTIONS & GROUP BOOKINGS
•You must be at least 21 years of age when you book your accommodation.
•We reserve the right of Scottish Highland Lodge Rental (SHLR) to refuse group bookings if we feel this may be of detriment to other guests and owners staying on the site. Large party bookings of more than one lodge must be specifically agreed in advance. We expressly will not accept Stag or Hen parties.
•We have the right to refuse any booking prior to the issue of our written confirmation, and if we do this we will tell you in writing and promptly refund any money you have paid us. When your confirmation is received, the details must be checked carefully. If anything is not correct you should tell us immediately.
2. AVAILABILITY
•The booking is made on the understanding that the lodge will be placed at your disposal for the dates stated. Should this not be possible through circumstances not under the control of the proprietor or managers (e.g. fire, theft or damage) we cannot guarantee to provide an alternative Lodge or equivalent holiday in which case all monies will be returned to you in full, but you will have no claim against the proprietor, manager, or agent.
3. NUMBER OF OCCUPANTS & PARKING
•The number of persons occupying the property must not exceed seven persons. We reserve the right to refuse entry to the entire party if this condition is not observed. Please make sure that the accommodation you book meets your requirements.
•There are two parking spaces allocated to each lodge. Please ensure this number of cars is not exceeded and that access to other lodges is not blocked.
4. ARRIVAL & DEPARTURE
•Guests must arrive after 4.00pm (subject to unforeseen circumstances) and must leave their lodge by 10.00am on day of departure.Should you wish to alter this, it must be agreed with the management first.
•You must allow the Owner or any representative of the Owner access to the property at any reasonable time during your stay. Your right to occupy the property is limited to a right of occupation for holiday purposes and such right shall terminate at 10.00 am on the scheduled date of the completion of the holiday.
•Please leave key in the keysafe on departure and lodges in a clean and tidy condition.
•Any damage or breakages must be reported to the owners prior to departure, or immediately should it pose a safety risk.
5. GUEST BEHAVIOUR
•The properties are marketed as being in a peaceful and tranquil location next to a deer park and we ask guests to be mindful of this and show consideration to other guests on site. We have a zero-tolerance policy on late-night noise. All outside music is prohibited in consideration of the neighbours and the use of fireworks is not permitted under any circumstances.
•Guests undertake to behave in a proper, appropriate and legal manner with due respect to the property and other guests and their property. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period. Any refund for so doing will be at the entire discretion of the Owner. In addition, the Owner reserves the right to sue the guest for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property.
6. PAYMENT
•The balancing amount is payable 6 weeks before the commencement of your holiday. Bookings made within the 6 weeks prior to your holiday must be paid in full immediately.
7. GOOD HOUSEKEEPING DEPOSIT
•A good housekeeping deposit of £100 is required one week prior to arrival.
•We aim to inspect the property within 48 hours of your departure and contact you via email to arrange the return of your deposit which is fully refundable on the condition that the lodge has been left in a satisfactory order. Deductions will be made to cover any significant losses, damage or additional cleaning charges if the property is left in an unsatisfactory condition.
8. DAMAGE TO PROPERTY
•You are responsible for the actual costs of any breakage or damage in or to the accommodation, along with any additional costs that may result, which are caused by you or your party. These costs may be deducted from your damage deposit, but are not limited to that amount. No repairs of any kind to the property or contents must be attempted by you or your party. Any damage must be reported immediately to the owners.
•Please let us know about any problem with any appliance or fixture or fitting as soon as possible and we will ensure that, within a reasonable time, this is repaired or alternative arrangements are made.
•Please take all rubbish to green waste bins for disposal (at entrance to lodges).
•All dishes, pans and cutlery should be removed from the dishwasher/sink and placed in the appropriate cupboard/drawer prior to departure.There will be a deduction from the GHD for any kitchen left in an unsuitable state.
•If your party has more than one lodge booked, please do NOT remove any item from one Lodge to another e.g. plates, pans, etc.

9. BOOKING CANCELLATION
•Should you have to cancel your holiday due to unforeseen circumstances within 6 weeks from the arrival date, you will be responsible for the full value of the let. However, should the lodge be re-let for the period of your anticipated stay, a refund of the cost less the deposit will be paid.
10. PETS
•Sorry – no pets allowed.
11. NO SMOKING
•Our lodge is strictly no smoking. Good housekeeping deposits will be withheld and we reserve the right to seek compensation (including consequential loss) for any damage and additional costs of cleaning (such as curtains etc) caused by a guest smoking within any of the lodges.Consequential costs may be incurred where it is not possible to remove the smell of smoke from a lodge prior to the arrival of the next quest who subsequently demands compensation.
•We also ask guests not to smoke on the balcony, as cigarettes represent a fire risk to the lodge and surrounding area.A designated smoking area at the front of the property has been provided.
12. BED LINEN &TOWELS
•Bed linen and bath/kitchen towels are provided and included in the price of the holiday. We can supply a travel cot and highchair on request.
•The proprietors and managers reserve the right to refuse admission of persons for any just reason, but in such event a full refund of all monies will be given. Similarly, the proprietors and managers reserve the right to evict offensive persons but on repayment of rental paid pro-rata to the period expired.
13. INSURANCE PROTECTION
•We strongly advise you to take out insurance to protect yourself against unavoidable cancellation of your holiday. SHLR will not refund payments unless we have been able to re-hire the accommodation in the event of such cancellation.
14.ACCIDENTS INJURY and PERSONAL PROPERTY.
•The Owners shall have no liability to you for the death or personal injury to you or any member of your party. Visitors are asked to take care at all times while on our property. Parents in particular are asked to ensure that children are safe, accompanied by a responsible adult and not left unattended.
•Please do not let children play near the lochan unsupervised.
•The lochan freezes over in the winter.Under no circumstances must it be walked upon.
•We do not accept responsibility or liability for injury or damage to and loss of guests property, cars and contents and you agree to indemnify and hold us harmless from and against all actions, claims, costs and proceedings (including reasonable legal fees incurred in defending the same) arising from your acts or omissions (and those in your party) while on our property. In the event of guest misbehaviour or other necessary cause, we reserve the right to terminate the let without any refund of letting monies.
•Whilst the owners will endeavour to send any items left after a guest’s stay, it is not the owners’ responsibility.
15.Outdoor BBQ
Outdoor BBQ's represent a significant fire risk to the lodge and surrounding properties.Please refrain from any outdoor cooking on either disposable or bespoke BBQ facilities.Any reported BBQ's, and associated damage will forfeit any deposit, and subsequent refusal for any future relet.
